We All Need Hot Water

When should I replace my water heater? This is a question we get all the time. The answer is around 8-12 years depending mostly on the demand you put on your tank and the hardness of the water in your home. The harder the water (more minerals), the harder it is on the water heater system.


So the question is…do you replace your water heater before it starts failing or wait? That is up to you. Consider these 2 common situations: 

  1. My Water Isn’t Hot Enough Anymore - You may have to go 1 or 2 days without hot water waiting for a replacement…maybe it can be installed the same day. It depends on the busyness of the season.
  2. There is Water Around the Bottom of My Water Heater - This is a bigger issue for many homeowners because their water heater is in an area they do not frequent. A leak can cause damage pretty quickly. So, if it’s an older water heater, replace it or keep a close eye on any water around the bottom of the tank.

Home improvement stores sell water moisture alarms that can be placed anywhere there may be a leak. Add your 9-volt battery to the alarm, and you can be notified of a leak (water heater, under a sink, or toilet). As a convenience to you, our service technicians stock moisture alarms on their trucks though the price you pay us will be a little higher.

Warranty: Is There a Warranty on New Water Heaters? 

Most water heaters come with a manufacturer’s 6-year tank warranty. We warranty our workmanship for 1 year. If your water heater was installed correctly, you can plan on not needing a whole lot of repairs during this time. Note that higher water pressures in your home can cause issues, and some municipalities (Monument and Manitou Springs) require expansion tanks to be added to your water heater. Many homeowners like the peace of mind of having an expansion tank added, and we recommend doing so in all of El Paso County.


F.Y.I. Why lower the temperature of your hot water? Heating water is the second largest utility expense in a home, accounting for up to 18% of your utility bill. This translates to an average household spending $400-$600 on water heating each year. A simple fix is turning down the thermostat. Use the chart in your owner’s manual or have one of our technicians help you.
